5 Steps to Carrying Out a Screening Policy

  1. Evaluate your needs to determine what kind of screening program you or your company requires. Refer to your current screening policy as a starting point. Don’t have a screening policy in place? Check out 10 questions to help you craft a background screening policy. Criteria to examine include services offered, cost, turnaround time, customer service, and integration with your current screening software.
  2. Choose a screening provider. Keeping those criteria and your screening policy in mind, search for a background check company whose operations align with your or your company’s screening requirements. Find out if you can get a free consultation or price quote.
  3. Complete the necessary paperwork. Both you and applicants will have forms to fill out. When working with a third-party background check provider, such as Tenant Score, the forms may include the following:
    1. Account set-up form: This is where you will fill out basic information about your organization choose the services your organization requires and view pricing options.
    2. Credit card authorization form: This form contains billing information.
    3. Contract: This form is an agreement of confidentially, legal protocol, payment procedure and fees, and the length of time the contract is active.
    4. Background release form: Each potential tenant must complete a background check release form agreeing to have a background check performed on them.
  4. Order the background check after receiving the completed release form from the potential tenant. Review the results and determine if the information obtained disqualifies the individual from renting your property. If the person is disqualified based on the background check results, an adverse action letter is sent to the applicant.
  5. You should keep a copy of all background checks you receive, even for those you don’t end up renting to.
